In collaboration with the asset management team, you will actively participate in investment strategies, control and monitoring of portfolio assets.
  
KEY RESPONSIBILITIES

Construction and Capital Project Oversight
  • Provide support to other Asset Managers, while also overseeing individual projects.
  • Oversee planning, design, and construction phases for new builds, long-term care facilities redevelopments, and large-scale renovations.
  • Manage stakeholder relationships, including operators, government agencies, lenders’ technical advisors, architects, engineers, and contractors.
  • Monitor and report on budgets, schedules, risks, and deliverables.
  • Ensure all projects comply with design standards, building codes, accessibility, and infection prevention and control requirements.
  • Support procurement and contract administration for construction partners.
  • Anticipate and resolve project issues, escalating risks when necessary.
  • Incorporate sustainability, energy efficiency, and resident-centered design principles into project delivery.
  • Oversee the planning and execution of selected significant capital expenditure (CAPEX) projects (e.g. projects requiring RFPs).
  • Engage with external experts, from managing partners to external consultants, to oversee and manage CAPEX budgeting process and subsequently monitor progress.
  • Develop and maintain an asset management program, including lifecycle planning and prioritization of projects based on risk, regulatory compliance, and resident impact.
  • Collaborate with operating partners to ensure projects are delivered as per schedule.
  • Track asset conditions and provide recommendations for proactive maintenance and capital replacement strategies.
  • Conduct site visits and attend monthly review meetings for assigned projects.
Financial and Operational Management
  • Manage the day-to-day operations of portfolio assets, understanding key revenue and expense drivers.
  • Develop operating budgets, maintenance and capital plans, short-term cash flow forecasts, and review capital investments (in collaboration with an operating partner, if applicable).
  • Take ownership of the financial performance of portfolio assets – analyze budget variances and business plans, lead asset optimization initiatives and rectify performance issues as needed.
  • Prepare presentations and analysis in support of fundraising efforts.
  • Ensure that all contractual obligations and commitments (financing, construction, operation and regulation) are properly met.
  • Oversee the renewal, extension, and related waivers and consents of major operating agreements such as power purchase agreements (or other types of revenue contracts), operations and maintenance agreements, insurance coverages, collective agreements, etc.
  • Prepare risk assessments and monitor ESG metrics for assigned assets.
Leadership Collaboration
  • Prepare presentations and participate in quarterly meetings with lenders and/or co-investors.
  • Manage stakeholder relationships and be the primary point of contact with operating partners, customers, service providers, regulators, lenders' advisors, credit agencies, property owners, insurance brokers, union representatives and legal counsels.
  • Assist the investment team in conducting due diligence on potential investments, analyze the benefits and risks of key investments, review documentation, and work collaboratively with external consultants as required.
  • In collaboration with the asset management team, you will actively participate in investment strategies, control and monitoring of portfolio assets.
PROFESSIONAL REQUIREMENTS
  • Hold a bachelor's degree in building engineering or equivalent.
  • Members of a professional engineering order or organization are considered an asset.
  • MBA or in the process of obtaining one is considered a significant asset.
  • Have a minimum of 10 years of experience in building design, construction and/or operations.
KNOWLEDGE AND SKILLS
  • Strong business acumen and an ability to review, analyze, and comment on financial and business results are essential.
  • Understanding and application of building and construction industry standards and other standards.
  • Ability to manage complex projects in a regulated environment.
  • Mastery of CMMS tools and CAPEX planning processes.
  • High level of autonomy and initiative to optimize asset performance and lead problem resolution within the portfolio.
  • Team player able to work in a matrix environment.
  • Professional, mature and proactive.
  • Excellent communicator with strong abilities to develop and maintain business relationships.
  • In Québec only: Bilingualism (oral and written) (French and English) in order to be able to deal on a daily basis with our colleagues in offices outside Quebec as well as with our external partners across Canada, the United States and internationally.
  • Strong computer skills and in-depth knowledge of the Office suite (Excel, PowerPoint, Word and Outlook).
